1. If you want to put an offer on it, you can’t act fast! Without an approval letter or a proof of funds, you can’t put the offer on the house or the seller won’t take you seriously.
2. The house you may have liked, may already be gone by the time you get your application in and all the documents needed to get the pre-approval done.
3. You may be looking for a house that you may not be qualified for. So at that point, you’re wasting your own time and your Realtor’s time.
